I am completely new to OSM and just need to display the areas (industrial, residential, …) and the railways or trams.
Is that somehow possible?
I am grateful for any hint you can give me :).

It is possible but a bit complicated as you will have to download the raw data and extract the thing you need / want to see.
The exact procedure depends on where you want to use/see the data. On a map, on your smartphone, on a GPS device, on printed maps etc. Could you clarify your plans?

try to browse http://help.openstreetmap.org with the right key words in search … there are many hints for your aim in displaying only specail map features.
